June closed out a busy first half of 2026 for Branson and Taney County. Active inventory climbed back to 5,341 listings after bottoming out in February, sold listings held steady at 1,322, and homes are selling for 95.5% of original list price. Here is how June 2026 stacks up against June 2025.
Prices moved higher across the board year over year, with average sale price up 3.16% and average list price up 3.61%. Median sale price is the one exception, down a slight 0.44% from June 2025, though it remains up 3.59% for the year to date, so June's dip looks more like month-to-month noise from the mix of homes that closed than a shift in direction.
Active, new, and sold listings all followed a familiar seasonal pattern over the past year: inventory thinned through the winter, bottomed out in February 2026 at 4,538 active listings, and rebuilt steadily into summer. By June 2026, active inventory reached 5,341, its highest point of the trailing twelve months.
Absorption rate, which measures months of supply based on the current sales pace, tracked the same seasonal curve: it dropped to 4.22 in February 2026 and climbed back to 4.80 by June. A lower number means inventory is moving faster relative to supply. June's 4.80 sits just under June 2025's 4.85, suggesting supply and demand are close to where they were a year ago.

Meanwhile, the $160,000-$179,999 band saw sold listings fall 32.0% year over year, and the $800,000-$899,999 band was down 27.3%, both likely reflecting a thinner pool of listings in those specific bands rather than a broad pullback, since neighboring price bands moved higher.
Active inventory grew most in the $600,000-$699,999 (+32.2%) and $900,000-$999,999 (+67.3%) bands, showing sellers at higher price points are listing with more confidence this year. The largest concentration of both active and sold inventory remains in the $200,000-$399,999 range, which continues to be the core of the Branson and Taney County market.
Every major activity metric is up year to date. New listings rose 7.5%, sold listings rose 9.2%, and pending listings rose 9.9% compared to the first half of 2025, pointing to a market with more transactions moving through it in both directions.
